LMI Calculator Australia is an independent website that estimates lenders mortgage insurance (LMI) for Australian home buyers and explains the ways to reduce or avoid it.

1. Who we are

LMI Calculator Australia is run by the operator of LMI Calculator Australia. We are not a lender, a mortgage broker or an insurer, and we are not affiliated with any lender, LMI insurer or government agency.

The site is written for Australians buying with less than a 20% deposit: first home buyers first, then people upgrading, investors and anyone refinancing above 80% of their property's value.

2. What the site does

  • Checks first whether the 5% Deposit Scheme or a profession waiver could remove LMI for you.
  • Estimates the likely LMI range for your deposit, loan and state, with the duty your state charges on the premium.
  • Works out your loan-to-value ratio (LVR) and what adding LMI to the loan does to it.
  • Explains how LMI works, what it costs and who provides it, with a source for every figure.

3. Why our estimate is a range

No LMI insurer publishes its full price list, so no website can calculate your exact premium. Our range is built from 27 LMI figures that 8 Australian lenders publish themselves, checked 29 September 2026. Every result shows the published figures closest to your loan, with a link to each. 4. Who is behind the content

Andrew Wortman

Andrew Wortman researches and maintains LMI Calculator Australia from Sydney. He holds a PhD in Financial Studies and has 5 years of experience in finance. He builds every estimate from figures Australian lenders and government bodies publish, and lists each source with the date he checked it. He is not a mortgage broker or financial adviser, and nothing on this site is a quote.

Every page lists its sources and the date they were checked, so you can confirm any figure yourself.

5. How the site is funded

The calculators and guides are free and need no sign-up. The site carries no advertising, collects no enquiries and earns no commission from lenders, brokers or insurers. If that changes, we will say so on this page and in our disclaimer before it happens.
