Privacy Policy

This policy explains how lmicalculator.com.au (the “Site”, “we”, “us”, “our”), run by the operator of LMI Calculator Australia, collects, uses, stores and discloses personal information. It is written to align with the Australian Privacy Principles (APPs) in the Privacy Act 1988 (Cth).
1. The short version
- The calculators run entirely in your browser. The figures you type (property price, deposit, loan amount, income) are never sent to us.
- There is no sign-up, no account, no enquiry form and no newsletter. We do not build profiles.
- We do not sell, rent or trade personal information to anyone.
- Google Analytics 4 counts page views, but only if you press Accept on the cookie banner. Advertising features are off.
- The Site carries no advertising and no affiliate tracking.
- You can ask us to access, correct or delete any personal information we hold about you.
2. Personal information we collect
2.1 Information you give us
We only receive personal information when you choose to send it, by emailing us with a question or to report a figure you think is wrong. We then hold what you send: your email address, your name if you include it, and your message.
2.2 Information collected automatically
When you visit the Site, our host (Vercel) and, if you accept analytics cookies, Google Analytics 4 may collect:
- your IP address, and an approximate location (country or state) derived from it;
- your device type, operating system, browser and screen size;
- the page you arrived from and the pages you view on the Site;
- aggregated performance measurements, such as page load times.
2.3 Information we do not collect
- The numbers you enter into a calculator. All of the maths runs in your browser.
- Tax file numbers, bank account details, loan account numbers or government identifiers. Never enter these into the Site.
- Credit history or credit scores. The Site does not run credit checks and cannot see your credit file.

We use the information described above to:
- operate, secure and maintain the Site;
- understand which calculators and guides are useful, so we can improve them;
- reply to your questions and check any figure you report as wrong;
- comply with our legal obligations.
We do not use your information for direct marketing, and we make no automated decisions about you.
5. Disclosure to third parties
We disclose personal information only to:
- service providers who help us run the Site: Vercel (hosting), Google (analytics, if you accept it, and the inbox our email is delivered to) and Purelymail (email);
- law enforcement agencies or regulators, where Australian law requires it;
- a buyer of the Site, if it is sold, on the same terms as this policy.
We do not pass your details to lenders, mortgage brokers or insurers, and we do not sell, rent or trade personal information.
6. Overseas storage
Our service providers store data in data centres outside Australia, mainly in the United States. Where that happens, we take reasonable steps to use providers whose privacy protections are comparable to the APPs.
7. Security
The Site is served only over HTTPS, and we use reputable providers with access controls on every account. No internet service is perfectly secure, so we cannot guarantee absolute security, but we protect the little information we hold.
8. Retention
- Analytics: Google Analytics deletes event-level data automatically at the end of the retention period set on our property (2 or 14 months, the only options Google offers). Aggregated reports may be kept longer. See Google's data retention help page.
- Email: kept for as long as we need to deal with your message, then deleted. Ask and we will delete it sooner.
- Hosting logs: kept by Vercel for a short period for security and abuse prevention.
9. Your rights
Under the Privacy Act and the APPs you can:
- ask whether we hold personal information about you;
- ask for a copy of it;
- ask us to correct it if it is wrong, incomplete or out of date;
- ask us to delete information we are not required by law to keep;
- make a privacy complaint.

10. Complaints
If you are not satisfied with our response, you can complain to the Office of the Australian Information Commissioner (OAIC) at oaic.gov.au or on 1300 363 992.
11. Links to other websites
Our pages link to lenders, insurers and government websites so you can check our sources. Their privacy practices are their own, so read their policies when you visit them.
12. Children
The Site is written for adults buying or refinancing a home. We do not knowingly collect information from anyone under 18. If you believe a child has sent us personal information, contact us and we will delete it.
13. Changes to this policy
We will update this policy before we change what the Site collects. The current version is always the one at this address, and the date at the top shows when it last changed.
